DOCUMENTS NEEDED

Single-Family House

Government Issued ID

Accepted pieces of ID: driver's licence, medicare card, passport.

Deed of Sale

The deed of sale from when you purchased the property as well as any other deeds that were passed down to you from previous owners. 

Deed of Loan / Acquittal

The deed of loan from when you mortgaged the property and the acquittal if your mortgage was paid off.

Certificate of Location

The Certificate of Location must represent the current state of the property and be less than 10 years old.

Municipal Taxes

The current year's taxes.

School Taxes

The current year's taxes.

Mortgage Balance Statement

Your most recent mortgage balance statement.

Hydro Quebec Invoice

Your latest Hydro Quebec invoice that also shows your yearly electricity costs.

Leasing Contracts

Any leasing contracts for equipment that will stay in the house after the sale (propane tank, water heater, etc).

Renovation Invoices & Warranties

If you have done any major renovations or have anything under warranty that will be staying in the house after the sale.


Condo

All of the documents required for Single Family plus the following:

Declaration of Co-Ownership

Including any amendments that were done afterwards.

Building Rules & Regulations

The rules and regulations put in place by the syndicat.

Meeting Minutes (2 years)

Summary of the meetings of co-owners.

Financial Statements (2 years)

Detailed financial reports.

Contingency Fund Balance

Current balance of the contingency fund.

Request of Information from Syndicat Form

Form provided by your real estate broker to be filled out by the syndicat representative.


Revenu Property

All of the documents required for Single Family plus the following:

Leases

Detailed leases for the rented units.

Additional documents may be requested based on the situation.
